The incumbent is the senior supervisor for custodial staff assigned to their respective zone who perform daily cleaning activities in office, classroom, research, and/or residential buildings. The incumbent is responsible for planning and directing work activities for lead workers, and/or custodial staff, following a daily and seasonal plan for custodial services. The incumbent is also responsible for providing appropriate skills related training, and for physically completing custodial work as required.

Job Description

60% - Plans and directs work of subordinate custodial team leads and custodians. Incumbent provides direct and daily supervision to review staff progress, determine effectiveness, training needs, and proper cleaning methods. The incumbent is responsible for ensuring that established work schedules are followed, including daily review and inspection of assigned facilities. Conducts regular staff meetings to discuss schedules and assignments, use and care of equipment, staff development and training needs, and appropriate response to unique or unusual situations as they arise. Provides daily quality inspections of the zone and ensures follow-up occurs to remedy any identified deficiencies. Incumbent is responsible for recommending new hires when vacancies occur and ensure effective staffing and use of resources. The incumbent also develops and implements procedures for the effective use of time, equipment, and labor relative to daily work activities and support for future assignments. Establishes work schedules and evaluates work/performance of subordinates. The Supervisor also conducts regular staff meetings to discuss schedules and assignments, use and care of equipment, staff development and training needs, and appropriate response to unique or unusual situations as they arise.

25% - Reviews time and labor and absence management reports and forwards as appropriate. Approves leave requests and monitors leave balances for assigned staff. Submits annual physical inventory according to schedule from Comptroller's Office.

10% - Shares responsibilities for meeting requirements outlined in any service level agreements that may exist with customers in the zone. Distributes custodial work to staff. May be responsible for additional zone custodial services in the absence of colleagues or immediate supervisor. On-call supervisor on a rotating basis for after-hours emergencies. Participates in training sessions and service classes or workshops.

5% - Performs other related duties as assigned.

Position Requirements

  1. Reach, grasp, lift, carry, and place moderately heavy loads frequently, and heavy loads occasionally (50 lbs) with or without accommodation.
  2. Work in temperature extremes, both hot and cold inside and outdoors.
  3. Report to work during declared periods of inclement weather if required.
  4. Respond to after-hours emergencies as needed.
  5. Work overtime as needed.

Required Qualifications

  1. High School diploma or completion of G.E.D. equivalency.
  2. Five (5) years of custodial experience with three (3) years of experience as a supervisor.
  3. A valid driver's license by time of hire.
  4. Experience using MS Office, including Outlook and Word.

Preferred Qualifications

  1. Custodial experience in a large commercial or institutional setting.
  2. Computerized Maintenance Management Systems (CMMS) experience.
  3. More than three years supervisory/leadership experience.
